The process of
purchasing a property

New or pre-owned (completed) properties

Appointment

1. Advance reservations are required. Please contact us by email or phone.
2.Please make your reservation at least one week in advance to allow enough time for the staff to be available.
3.A sales representative who is fluent in English will be available for viewing. No fee will be charged.

Inspection of Property

1. Meet at your accommodation and our English-speaking sales representative will guide you in a private car.
2. Please give the guide fee to the person in charge.
3. Meals are to be paid for by the customer.
4. If you wish to tour the property further after your schedule is over, please let the person in charge know. We will do our best to show you around. Please note that the person in charge may change due to scheduling conflicts.

Determination of property for purchase

1. When you have decided on a property to purchase, please inform the person in charge of the property.
2. For details on purchase conditions, furnishings, etc., please contact the person in charge.

Deposit payment

1. Please fill out the purchase reservation form and submit it with the deposit.
2. The deposit is basically 1% of the purchase price, but exceptions will be made.
3. At the time of booking, a representative will inform you of the amount required at the time of contract (usually 10-20% of the purchase price).
4. If the contract is cancelled by the customer, the reservation deposit will not be refunded.

Support payment and contract with Yoshida Co.,Ltd.

1. 3% of the property price must be paid to us as a consulting fee.
2. f the client breaks the contract for any reason, the consulting fee will not be refunded.
3. The contract must be concluded within 15 days from the reservation date. Please note that the deposit and consulting fee will not be refunded if the contract is not signed for the client's own reason.
4. 10-20% of the purchase price must be paid at the time the contract is drawn up. Please have your passport ready in advance.

Foreign currency remittance of purchase price

1. Remit the balance of the purchase price in foreign currency to your own bank account in Thailand at least 3 business days prior to the registration date as agreed upon at the time of contract. Our staff will assist you in opening a bank account in Thailand.
2. Your Thai bank account will be automatically converted to Baht and credited.

Registration procedures

1. Register the property to be purchased at the designated land office. The meeting place is usually where the customer stays, but please discuss this in advance with the person in charge.
2. Details of the purchase agreement, foreign currency remittance certificate, checks, cash for registration fees, etc. will be provided by the person in charge in advance. Please do not forget to bring your passport.
3. Upon completion of the procedure, you will receive the registration form and other related documents.
Presale properties (unfinished properties)

Deposit Payment

1. Fill out the purchase reservation form and send it to the developer with the deposit. Payment can be made by credit card.
2. A reservation deposit of 100,000 baht for a one-bedroom to 200,000 baht for a two-bedroom is typical.
3. If the contract is cancelled by the customer, the deposit will not be refunded.

Support payment and contract with Yoshida Co.,Ltd.

1. 3% of the property price must be paid to us as a support fee
2. Please note that no refunds will be made in the event that the contract is cancelled.
3. For support fees, please refer to the beginning of this document.
4. 20-30% of the purchase price must be paid to the developer at the time the contract is drawn up. Payment is generally made by overseas remittance, but payment may be made locally in Thailand.

Installment payments until property completion

1. 10-80% of the property price is paid to the developer in monthly installments via overseas remittance. Payment plan can be changed to a lump sum payment.

Completion of property + lump-sum payment of remaining balance before registration

1. the total amount already paid (reservation deposit + down payment + installment payment) minus the total amount (about 60-85% of the property price) is to be paid in a lump sum to the developer via overseas remittance.

Registration Procedures

1. Register the property to be purchased at the designated land office. The meeting place is usually where the customer stays, but please discuss this in advance with the person in charge.
2. 2% of the appraised value of the property at the time of completion is paid to the competent Land Registry Office.
3. 2% of the purchase price for pattaya properties.
4. The person in charge will inform you of the details of documents required for registration and prepare them for you in advance. Please do not forget to bring your passport.
5. Upon completion of the procedure, you will receive the registration form and other related documents.
6. Pay the developer an amount of about 300 to 1,000 baht per square meter as a SINGKING FUND for repairs. Credit cards are accepted.
7. A common service charge (management fee) of about 30 to 55 baht per square meter is paid to the developer. Payment plans vary depending on the property, such as monthly payment, one year payment in advance, etc.
